A variance is an adjustment in the application of the specific regulations of the City Zoning Ordinance to a particular piece of property, which because of special circumstances uniquely applicable to it, is deprived of privileges commonly enjoyed by other properties in the same vicinity and zone, and which adjustment remedies disparity in privileges.

A property owner may request the Zoning Board of Adjustments and Appeals hear and decide their special circumstances of limitation. If approved, a variance would be issued with regard to the property and future development. Application may be made to the ZBAA by completing a Development Application and submitting along with the current fee of $200.
