Property Maintenance Frequently Asked Questions

What is the phone number to report a code violation?

To submit a code violation(s), please dial 972-875-1234.

Who is responsible for maintaining an alley or easement behind their property?

The property owner is responsible for maintaining any adjoining alleyway or utility easement (to the centerline).

 

What is outside storage?

House hold furniture, appliances, trash, building materials, tools, equipment, lawn & garden accessories, parts typically associated with trucks, cars, motorcycles, boats, farm equipment and any item(s) not intended or designed for outdoor use. These items should be removed and stored in an enclosed building.

Is parking on the grass allowed?

Vehicles are prohibited from being parked on the grass and must be parked either on concrete, asphalt or gravel.

Do you have to have an address number on your house if you already have them on the curb?

Yes, address numbers must be on the structure and be plainly legible and visible from the street. These numbers must be 4 inches in height and contrast with their background. If you have a rear entry way the numbers must be placed in the back in a conspicuous place so that they are visible from the alley or rear entrance. Easily legible numbers are essential for rapid response of emergency personnel

Do you have to get a fence permit when you are replacing or repairing a fence?

The City does not require a fence permit. However, the fence must be inspected by the building inspections department. The building inspections department may be reached at 972-875-1234.

What are the regulations for putting out garage sale signs?

Garage sale signs are only permitted on the site of the garage or estate sale. These types of signs are prohibited from being located off premises and shall be removed immediately after the conclusion of the sale.

Can I park a commercial motor vehicle at my house?

If your property is zoned for residential use you are prohibited from parking a commercial motor vehicle that is larger than a one ton pick-up on your property.

If a vehicle has an expired inspection or registration sticker is it considered a junked motor vehicle?

No. For a vehicle to be considered a junked motor vehicle it must first be inoperative; and does not have lawfully affixed to it either an unexpired license plate or a valid motor vehicle safety inspection certificate, that is wrecked, dismantled, partially dismantled, or discarded, or that remains inoperable for a continuous period of more than forty-five (45) days.

I just want to fill my property with backfill material to improve it. Is that OK?

That depends on the material used and whether or not you received the proper permits to allow the improvements.  Remember, backfill material is NOT rocks, concrete curbing or slabs, green waste (yard debris), old bricks, asphalt, or other material classified as construction debris. 

I own the property. Don’t I have a right to do what I want on my own property?

NO.  Dumping, even on your own property or storage of waste upon your property is unlawful.  It has an effect on neighboring properties and the community.  It lowers property values, breads vermin, is unsightly, is a hazard, and is against State laws.
